Do you buy properties in any condition?
YES.

Many of the properties we buy are in need of some improvement, which is why they are harder to sell through Estate Agents.

A FASTER OPTION?
Achieving your desired price through an auction can be a lottery, you have to wait for the next auction in your area to happen, you have auction fees (2-3%) to pay and completion can take weeks, even months.

HOW DOES THE PRICE YOU PAY COMPARE WITH WHAT I WOULD GET – IF I SOLD THROUGH AN ESTATE AGENT?
It depends on a number of factors – including the type and location of the property. We normally require a discount off the open market value of between 15% - 25%.

(OPEN MARKET VALUE – is the price you could expect to achieve within 3 months, if selling the property through an estate agent.)

WILL ANYBODY KNOW ABOUT THE SALE?
NO.

It’s strictly confidential. We don’t put up a 'FOR SALE' or 'SOLD' sign, nobody will know about the sale.

HOW CAN St. James Investments MOVE SO FAST?
St. James Investments is a purchase vehicle with a huge amount of financial backing. We have the funds and are ready to proceed straight away. We don’t need to delay the process by waiting for a mortgage like other traditional buyers.

IS THERE ANY SMALL PRINT OR HIDDEN CATCHES?
No.

We save slightly on the price of your home, while you receive payment very quickly. This is beneficial to the both of us.
